Run away...fast. They will not show you a property until you sign a contract stating that you cannot buy through anyone else for a year or you will owe them money. The contract also states you agree to be clipped for an extra half point and $495 fee above the usual realtor fees. No other realtor makes you sign a contract before you even look at property.
I made the HUGE mistake of asking Kris King to represent me in my efforts to buy a business in Gatlinburg. She didn't know what to put in the offer to protect MY interests until I asked her some simple business questions. Double-check her commercial knowledge. I don't know much, but she seemed to know less. She recommended an offering price that banks wouldn't approve lending for even though our credit scores were near 800 with stable income and retirement checks. None of the banks thought it was a good business deal. A week before the offer contract was set to expire and the deal was dead in the water, I asked her for our earnest money back. She said she would handle it. Two weeks later, (a week after the contract expiration) she called me out of the blue and told me that the business had been sold to other folks and said she would be happy to help with any further realty needs. I had to ask her again to send my earnest money back. She said she would look into it. That afternoon, I called the title company and asked about earnest money. They said they hadn't heard a word form Kris or her asst and would need signatures from us and others in order for the process to START to get our money back. So, not only did Kris blow us off twice, she was aware of ANOTHER deal closing before giving us another thought...and that thought was to either rub salt in the wounds or ask for our future business. The phone call had nothing to do with the earnest money until I had to bring it up at the end of the conversation. Not very christian-like Kris! She didn't even have the courtesy to pay for express mailing of the earnest check that took another 3 days to be put in the mail by the title company and then another 4 to receive. By the way, Kris does NOT personally walk you thru the buying process. As soon as our offer was signed, she turned us over to one of her assistants. I didn't hear from Kris for over a month during the offer window. Folks, there are a lot of realtors out there, choose wisely. Unfortunately, I didn't. Funny, the only other review of this business is from a current employee.
